What landowners ask first.

Generally, yes. Your land typically must already qualify for an agricultural (open-space) valuation before you can convert it to a wildlife valuation. We check where your property stands and map the path from there.

No. Because the land keeps its open-space valuation when you convert from ag to wildlife, the conversion itself doesn't trigger rollback taxes. You're just changing how you qualify for the same tax treatment.

That's the whole point of this service — you don't. We carry out the qualifying activities and keep the documentation your appraisal district expects, so you get the tax benefit without the annual workload or the risk of falling out of compliance.

Most management plans come together within a few weeks of the site visit. We'll give you a clear timeline and flag any county filing deadlines — wildlife valuation applications are generally due before May 1, so it's worth starting in the winter.

We can review, update, or rewrite it — and take over the annual work and recordkeeping. Plenty of landowners have a plan that's out of date or that they simply don't have time to keep up with.
